1. SCOPE AND CONTRACTING PARTY
These terms and conditions apply to all bookings of the holiday home "Mantinia Hills", Asprochoma, 24100 Kalamata, Greece.
The guest's contracting party is:

2. CONCLUSION OF CONTRACT
a) Non-binding enquiry: You can submit a non-binding, free-of-charge enquiry via the enquiry form on the website. You will then receive a personal offer by e-mail. The contract is concluded once you accept the offer and the deposit invoice has been paid by you.
b) Direct booking: By clicking the "Book now" button on the website, you submit a binding offer to conclude an accommodation contract. The contract is concluded upon our booking confirmation by e-mail.
3. PRICES AND SERVICES
The overnight rate depends on the season and the number of guests (price per person per night as stated on the website or in the offer). For solo travellers, the price for two persons applies (minimum price). A final cleaning fee is charged in addition; its amount is stated in the booking summary or in the offer. Maximum occupancy is 6 persons.
Included in the price: bed linen, towels, electricity, water, Wi-Fi.
Not included: meals, e-bikes, scooters.
4. PAYMENT
a) Deposit: Together with the booking confirmation, you will receive a deposit invoice for 30% of the total price. Upon receipt of the deposit, your booking is firmly reserved.
b) Balance: The remaining balance is due no later than 7 days before arrival. You will receive the final invoice by e-mail in good time.
c) Payment is made by bank transfer to the account stated on the invoice (quoting the invoice number).
d) If the deposit or balance is not received on time despite a reminder, we are entitled to withdraw from the contract and offer the accommodation to other guests.
5. CANCELLATION BY THE GUEST
Cancellations must be made in text form (e-mail is sufficient). The date of receipt of the cancellation notice by us is decisive. The following cancellation fees apply, each as a percentage of the total price:
· Cancellation up to 60 days before arrival: 20%
· Cancellation 59 to 30 days before arrival: 50%
· Cancellation 29 to 7 days before arrival: 80%
· Cancellation less than 7 days before arrival or non-arrival (no-show): 100%
Payments already made will be credited against the cancellation fee; any remaining credit will be refunded. The guest retains the right to prove that we have suffered no loss or a substantially lower loss. We recommend taking out travel cancellation insurance. A free rebooking to another period is possible subject to availability and by arrangement; there is no entitlement to this.
6. NO RIGHT OF WITHDRAWAL
For contracts for the provision of accommodation on a specific date or for a specific period, there is no statutory right of withdrawal, even for online bookings (date-specific accommodation service). The cancellation terms under section 5 apply.
7. ARRIVAL AND DEPARTURE
Check-in: from 3 p.m. on the day of arrival
Check-out: by 11 a.m. on the day of departure.
Different times by arrangement.
8. GUEST OBLIGATIONS, HOUSE RULES
The guest undertakes to treat the accommodation with care and to report any damage immediately. Use by more than the booked number of persons is not permitted. Pets: on request. Smoking: outdoors only. Events/parties are not permitted. The guest is liable for any damage they cause in accordance with statutory provisions.
9. CANCELLATION BY THE HOST, FORCE MAJEURE
If performance of the service becomes impossible due to force majeure or other circumstances for which we are not responsible, either party may withdraw from the contract; payments already made will be refunded. No further claims exist in this case, to the extent permitted by law.
10. LIABILITY
We are liable without limitation for intent and gross negligence, as well as for damages arising from injury to life, body or health. In all other respects, liability is limited to foreseeable damages typical of the contract, to the extent permitted by law.

12. FINAL PROVISIONS
Greek law applies.
Mandatory consumer protection provisions of the country in which the guest has their habitual residence remain unaffected. Should individual provisions be invalid, the remainder of the contract remains valid.
